These website policies summarize current resort requirements. Your reservation confirmation, signed registration agreement, and any written terms issued for a specific booking also apply. Policies and fees may change.

### The Policies Most Guests Need First

 These highlights answer the most common pre-booking questions. The detailed sections below provide the full policy language.

#### Check-In & Check-Out

RV sites: check-in at 2:00 PM and check-out at 11:00 AM. Tiny Homes: check-in at 2:00 PM and check-out at 10:00 AM.

#### Quiet Hours

 Quiet hours are 10:00 PM–8:00 AM throughout the resort. Please keep music, voices, vehicles, pets, and outdoor activity at a level that does not disturb other guests.

#### Daily & Weekly Cancellations

 Daily and weekly reservations are nonrefundable. One reschedule is permitted for a $10 fee and must be used within six months of the original booking date.

#### Payment & Published Rates.

 Monthly reservations use a $500 deposit. Refund eligibility depends on how much notice is provided; see the full monthly schedule below.

#### Pets

 RV sites allow up to two pets, with additional pets subject to management approval. Tiny Homes are pet-friendly with a $45 per-pet fee, but cats are not permitted in Tiny Homes.

#### Site Requests & Older RVs

 Specific site numbers are not guaranteed. RVs more than 10 years old require management approval and a current photo before confirmation.

### Reservation, Payment & Cancellation Policies

 Please review the terms attached to your reservation before submitting payment. Different cancellation rules apply to daily or weekly stays and monthly stays.

#### Monthly Cancellations

- A valid credit or debit card is required to secure a reservation.
- The remaining balance is due according to the terms provided with your booking.
- Published rates do not include taxes unless specifically stated.
- RV-site rates are based on two guests.
- Additional guests over age four are $5 per person, per night.
- A maximum of six guests is permitted per RV site.
- Prices and fees may change without notice.
- Monthly reservations are handled directly by the resort office.
- The current resort policy states that stays longer than 90 days are not charged lodging tax.

#### Daily & Weekly Cancellations

Daily and weekly reservations are nonrefundable. Guests may move the reservation one time for a $10 change fee. The replacement stay must occur within six months of the original booking date and remains subject to availability.

No-shows and same-day cancellations forfeit the deposit or payment already collected for that reservation.

#### Monthly Reservation Cancellations

Monthly reservations require a $500 deposit. If a monthly stay is cancelled:

- 60 days or more before arrival: the deposit is refunded less a $50 administrative fee.
- 31–60 days before arrival: 50% of the deposit is refunded.
- 30 days or fewer before arrival: the deposit is nonrefundable.

#### Early Departures, Weather & Evacuations

No refund is issued for an early departure, a change in personal plans, or ordinary weather conditions. An exception may apply when a government-mandated evacuation is issued under the resort’s current evacuation policy.

#### Site Requests

 You may request a particular site or area, but Sugar Sands RV Resort cannot guarantee a specific site number. If other sites are available when you arrive, the office may be able to discuss alternatives.

### Arrival, Check-In & Departure

#### RV-Site Check-In & Check-Out

 RV check-in begins at 2:00 PM. RV check-out is 11:00 AM.

#### Tiny-Home Check-In & Check-Out

 Tiny Home check-in begins at 2:00 PM. Tiny Home check-out is 10:00 AM.

#### After-Hours Arrival

Guests arriving after the office closes may receive late-arrival instructions from the office.

#### Early Check-In & Late Check-Out

 Early check-in or late check-out may be available when occupancy and housekeeping schedules allow. Requests must be approved by the office, and a fee may apply.

### RV-Site Rules & Utility Requirements

These requirements protect the concrete pads, landscaping, utilities, roadways, and neighboring sites.

#### RV Condition & Approval

- RVs should be clean, in good repair, and suitable for resort use.
- RVs more than 10 years old require management approval.
- A current photograph must be submitted before the reservation is confirmed.

#### Speed & Road Safety

- The resort speed limit is 5 mph.
- Do not park in the street, on grass, on vacant sites, or anywhere that blocks another site.
- Children may not play ball games in resort streets.

#### Generators & Vehicle Repairs

- Generators may not be operated anywhere in the resort.
- Vehicle maintenance, RV repair, remodeling, oil changes, and similar work are not permitted on property.

#### Sewer & Wastewater Connections

- Every sewer connection must use a secure, tight-fitting sewer donut, ring, or threaded connector.
- Sewer hoses and connections must be supported off the ground.
- Gray water, black water, sink water, or other wastewater may not be discharged onto the ground.
- Cords, hoses, and connections must stay within the assigned site and away from mowing or landscaping areas.

#### Outdoor Site Setup

- Tents and clotheslines are not permitted.
- Outside appliances, household furniture, portable swimming pools, and unapproved fencing are not permitted.
- Grills may not be placed on wooden picnic tables.
- Wood-burning fires and firepits are not permitted. Portable propane firepits may be used only when kept entirely on the concrete pad.
- Sites must remain clean, orderly, and free of trash.

#### Vehicle & RV Washing

Guests may wash a passenger vehicle for a $5 water-use fee or an RV for a $10 fee. Pay the office before washing. Insured outside detailers may be permitted with resort approval. Wastewater may not be discharged onto the ground.

### Tiny Home Rental Policies

 Tiny Home guests must follow both the general resort rules and the accommodation-specific policies below.

#### Occupancy & Responsible Adult

- Each Tiny Home’s occupancy is limited to its published sleeping capacity.
- An adult age 21 or older must be present in the Tiny Home.
- Exceeding the approved occupancy may result in removal without a refund.

#### Cleaning & Housekeeping

- A $75 cleaning fee applies to each Tiny Home reservation.
- Housekeeping refresh service is available by request for a fee.
- Refresh service may include replacement bath towels, trash removal, soap, and toilet-paper replenishment.
- Secure trash bags should be placed at the curb before the daily 10:00 AM collection.
- Do not leave trash outside overnight.

#### Pets in Tiny Homes

- Pets are permitted for a $45 fee per pet.
- Cats are not permitted in Tiny Homes under the current policy.
- Additional cleaning or damage charges may apply when pet waste, odor, hair, or damage requires service beyond normal cleaning.

#### Smoking, Damage & Lost Keys

- Smoking is prohibited inside every Tiny Home.
- A $250 cleaning fee applies when smoking is detected inside a Tiny Home.
- Damage or missing-item charges start at $150 and may increase based on repair or replacement cost.
- A lost Tiny Home key carries a $10 replacement fee.

### Vehicles, Visitors, Boats & Trailers

#### Guest Vehicles

 Use only the vehicle spaces assigned to your reservation. Additional vehicles require resort approval, may carry a fee, and may need to use designated overflow parking near the office. Do not park in streets, on grass, on curbs, on empty sites, or in another guest’s assigned area.

#### Visitors

 All visitors must register with the office and obtain the required pass before entering the resort. A visitor fee may apply. Visitors must park only in the area designated by the office and must follow all resort rules while on property. The registered guest is responsible for the conduct of every visitor.

#### Boats & Cargo Trailers

 Boat, cargo-trailer, and storage requests must be discussed with the office before arrival. Availability, approved locations, size limits, and applicable fees depend on the current resort policy and available space. Do not assume that a boat or trailer may remain on the RV site unless the office confirms it in writing.

### Pet & Service Animal Policies

 Sugar Sands RV Resort welcomes responsible pet owners. Guests are expected to keep animals controlled, clean up immediately, and protect the comfort and safety of other guests.

#### RV-Site Pet Rules

- A maximum of two pets is permitted per RV site unless management approves additional pets.
- Pets must remain under the owner’s control and visual supervision.
- A leash no longer than six feet is required whenever the animal is outside the RV.
- Pets may not be tied outside or left unattended.
- Outdoor kennels must be approved by management.
- Any temporary pet fencing requires management approval.
- Pet waste must be picked up immediately and deposited in the designated pet-waste bins.
- A $25 cleanup fee applies when an owner fails to pick up pet waste.
- Pets may not disturb neighboring guests through repeated barking or other disruptive behavior.

#### Restricted Areas for Pets

 Pets are not permitted inside the clubhouse, pool area, laundry room, fitness room, or Wash House. Pets may visit the office under the current resort policy.

#### Animal Behavior

 Any animal that acts aggressively, is out of control, repeatedly disturbs guests, or creates a direct safety concern may be required to leave the resort.

#### Cats

 Cats are permitted at RV sites when leashed outside the RV. Cats are not permitted in Tiny Homes under the current accommodation policy.

#### Service Animals

 Service animals are not pets and are handled under applicable disability law. Pet fees and pet-breed restrictions do not apply to a qualifying service animal. A service animal must remain under the handler’s control and be housebroken. A service animal may be excluded if it is out of control and the handler does not take effective action, if it is not housebroken, or if the individual animal poses a direct threat to health or safety. Service animals may accompany their handlers in public guest areas where required by law. They are not permitted in pool water, but applicable law may require access to the pool deck and other public areas. Guests may be charged for damage caused by a service animal when the resort normally charges other guests for the same type of damage.

#### Seasonal Pool Hours

- May–October: 9:00 AM–9:00 PM
- November–April: 10:00 AM–6:00 PM
- Hours may change because of weather, maintenance, health requirements, or resort operations.

#### Supervision & Safety

- There is no lifeguard on duty. Swim at your own risk.
- Children under age 15 must be accompanied by an adult.
- Babies and toddlers must wear swim diapers.
- Diving is not permitted.
- Unsafe or destructive behavior may result in removal from the pool area.

#### Pool-Area Restrictions

- No smoking.
- No pets, except service-animal access required by applicable law; service animals may not enter pool water.
- No glass containers.
- No bicycles, skateboards, or similar equipment.
- Appropriate swimwear is required. Cotton cutoffs and T-shirts are not permitted in the pool water.
- Food and beverages are allowed only in the designated eating area identified by the resort.

### Wash House, Laundry, Fitness, Trash & Other Services

#### Wash House

 The Wash House is reserved for registered resort guests. It normally closes daily from 11:30 AM–1:00 PM for cleaning. The schedule may change without advance notice when additional cleaning is required.

#### Coin Laundry

Current laundry pricing is $2.50 to wash and $2.00 to dry. Change is available from the office during current office hours.

#### Fitness Center

 Guests must be age 21 or older to use the fitness equipment. The age rule applies even when an adult accompanies the younger guest.

#### Courtesy Trash Pickup

Place securely tied trash bags at the curb by 10:00 AM. Do not leave trash outside overnight. After daily pickup, use the resort dumpster in the northwest area of the property.

#### Grilling

 Do not place grills on wooden picnic tables. Clean resort grills after use and dispose of charcoal only in the designated manner.

#### Smoking

Smoking is prohibited in all common areas and inside every Tiny Home. Follow all posted smoking restrictions throughout the resort.

### Guest Conduct, Children & Resort Safety

#### Children

 The registered guest is responsible for the behavior and safety of every child in the party. Guests age 15 and younger must be supervised by an adult in resort areas, including the pool, clubhouse, and bath facilities. Children may not play ball games in resort streets.

#### Quiet & Respectful Conduct

 Rowdiness, excessive noise, loud music, abusive language, public drunkenness, illegal drug possession or use, or behavior that disrupts other guests is not permitted.

#### Weapons & Fireworks

 Fireworks and firearms are not permitted on resort property under the current resort policy. This includes BB guns, Airsoft guns, and pellet guns.

#### Responsibility for Guests & Property

 The reservation holder is responsible for the conduct of every person and animal in the party and for damage caused to sites, buildings, furnishings, landscaping, equipment, or other resort property.

#### Subletting

 A guest may not transfer, rent, or sublet an RV site or Tiny Home to another person. All accommodations are assigned and managed directly by Sugar Sands RV Resort.

#### Policy Violations

 A serious or repeated policy violation may result in removal from the resort without a refund.

#### Liability Notice

Outdoor and indoor recreation, travel, swimming, and campground activities involve inherent risks. Guests are responsible for their own safety, property, visitors, children, pets, and actions. Sugar Sands RV Resort is not responsible for loss, theft, accident, injury, weather, or damage except where responsibility cannot legally be excluded.
